Good houses, dated finishes, and the renovation you do not have to do
A Glendale colonial with an original 1968 kitchen is worth real money. It is also nearly impossible to list without someone telling you to spend forty thousand dollars first, because the retail buyers shopping this price point in Glendale expect updated finishes and will discount hard without them.
So the seller faces a genuinely annoying choice: fund a major renovation on a house they are leaving, or accept a discount from buyers who will renovate it themselves and want to be paid for the trouble twice.
