When the house no longer fits the person living in it
Often the property itself has become the problem. Bedrooms upstairs and the only full bathroom with them. A basement laundry down a steep set of stairs. A yard and a driveway that need maintenance nobody in the household can do anymore.
Modification is possible — a stair lift, a first-floor bathroom, ramps — but it is expensive, disruptive, and frequently a stopgap rather than a solution. Families end up spending real money to delay a move by a year.
Selling as-is means none of that spending happens on a house that is about to change hands. The next owner deals with the layout.
