Commission in Wisconsin typically runs about five to six percent. On a $250,000 home that is $12,500 to $15,000. Selling directly removes it entirely, and that is a real number, not a rounding error.
But comparing gross prices is the wrong comparison. A retail listing also carries seller-paid closing costs, repair credits negotiated after the inspection, and months of mortgage, taxes, insurance and utilities while it sits. Those add up quietly and rarely appear in the mental math sellers do at the start.
The right comparison is net in your pocket on a date certain. Sometimes a listing still wins that comparison, and when it does we say so. Often, once you subtract everything, the gap is much smaller than the headline price difference suggests.
