Why thin comps work against you on a listing
In a village this size there may be only a few comparable sales in any given quarter. That makes conventional pricing genuinely difficult, and it gives a buyer’s agent room to argue your number down using whatever sale happens to be most convenient for them.
It also produces unpredictable appraisals. A financed buyer’s lender orders an appraisal, the appraiser reaches for comps in Greenfield or Franklin because Hales Corners has none, and the number comes back below your contract price. Then the deal is renegotiated or dies.
We do not order an appraisal. We build the number from what the house resells for once updated and what the work costs, so a quiet quarter in the village does not change what we can pay.
