A failing septic system is one of the most expensive surprises in a Wisconsin home sale. Replacement commonly runs fifteen to thirty thousand dollars, and it surfaces during a buyer’s inspection after you have already accepted an offer and mentally moved on.
At that point you are negotiating from a weak position: pay for the system, discount heavily, or lose the buyer and disclose the failure to everyone who comes after. Well water tests that come back with bacteria or nitrates create the same problem on a smaller scale.
