This is the South Milwaukee situation more than any other. A home that would appraise in the low two hundreds needs a roof, a furnace, a water heater, electrical updates and windows. Quoted individually they sound manageable. Added together they are a serious fraction of the value of the house.
Traditional agents will tell you to do the work first to get top dollar, and mathematically they are sometimes right. But that advice assumes you have thirty thousand dollars and six months. If you do not, the listing becomes a slow bleed: price reductions, inspection objections, and buyers who use every flaw as leverage.
