Older Sun Prairie homes competing with new construction
This is the structural problem in this market. A buyer looking at a 1948 two bedroom near Bird Street can drive five minutes and tour a 2019 build with an open plan, a two car garage and no maintenance backlog, often for a manageable difference in monthly payment.
So the older home sits. Then the price comes down. Then it sits again, and the longer it sits the more buyers assume something is wrong with it. Sellers end up accepting a number well below what they were told to expect, after months of showings.
