The Milwaukee duplex problem, and why we are the easy answer
More than a third of Milwaukee’s residential stock is two-family. That is great when the rent comes in and miserable when it does not. We hear the same story constantly: one unit is empty, the other has a tenant who stopped paying in the spring, and the furnace just went.
A traditional sale makes this worse. Buyers need financing, financing needs an appraisal, and appraisers flag the peeling paint and the roof. Then the deal dies and you are back where you started, another two months behind.
We buy the building as it sits, tenants included. You do not have to evict anybody, empty a unit, or clean out the basement. If there is a lease in place, we take it over. If there is a tenant who needs time, we can work that into the close date.
