Restoration cost versus restored value
A Saint Paul Victorian in original condition presents a specific dilemma. Restored properly it is worth a great deal. Restoring it properly means a rewire, a roof with complicated slopes and dormers, foundation and masonry work, plaster repair, and mechanical systems throughout.
That is a serious capital project and a long one, and most sellers who inherit or own one of these homes have neither the money nor the appetite. Listing it in original condition means retail buyers discount well past the restoration cost, because they are pricing in the risk and the hassle of taking it on.
