Hillside properties and the structural report problem
A hillside lot introduces failure modes flat-lot houses never have. Retaining walls that are actually holding the property up, slope drainage that fails and undermines a foundation, and settlement that follows decades of water moving through a hill.
When a buyer’s inspector notes any of that, the lender typically orders a structural engineer’s report. The process takes weeks, the buyer gets nervous during the wait, and the deal frequently dies before an answer arrives — regardless of what the engineer would have concluded.
We do not order engineering reports or use a lender. We assess the condition, price it once, and close.
